#1Determine the “After Repaired Value.”: The hardest and riskiest part about buying property is knowing what the property will be worth when it’s rehabbed. We have definitely learned our lessons when overestimating the value of a home when it’s fixed up.

#2 Estimate Repair Costs: We put great thought on how much money we will spend fixing up a property. We hire contractors to remodel our projects and costs will vary from a couple of thousand to tens of thousands very quickly.

#3 Profit Margin: On every project, we have to account for profit. If a project is more expensive, we will need to make more money as there is more risk involved. If the property is less expensive, our profit margin decreases. We account for a 15% profit on the ARV. So let’s say the property is worth $100,000 after its fixed up. We would like to make $15,000 before taxes. It is a risk vs reward calculation for us.

#4 Project Costs: On every project, there are additional expenses that we must factor in our calculations.
